Location

This property is one of the largest parcels available in the Black Lake area. It has great views of the Agua Fria Peak area, Wheeler Peak Wilderness area and the plains to the east of Ocate.

The land is comprised of alpine meadow, ponderosa pine, aspen, spruce, fir and bristle cone pine. The elevations range from approximately 8,800' to 10,200'.

Manueles Creek runs along the northern boundary to the property. There is also a perennial spring creek that runs near the northwest corner and again through the northeastern portion before joining Manueles Creek.

The property has good cover for year-round wildlife populations. Elk, deer, bear, bobcat, coyote, grouse and turkey have been seen on the property. The property currently receives 7 elk permits from the State of New Mexico.

Access to the property is from the gravel surfaced New Mexico State Highway 120 via prescriptive easement to the northern end of the tract, and a 20 foot easement through Lot 12 of the Hidden Lake Subdivision on the southwestern corner of the tract.

This property is located in an area that is developing with recreational/residential lots. Two subdivisions adjoin the property, Hidden Lake with 10± acre lots and Elk Ridge Subdivision, with 5± to 7± acre lots.
